Descripción de funciones: ROLE OVERVIEW: This role will be charged with the planning, underwriting, due diligence, financing, construction and leasing of light industrial and logistics projects at the an Industrial park and Free Trade Zone in San Jose, Costa Rica.
Responsibilities include but are not limited to: RESPONSIBILITIES: Serve as an active participant in the San Jose industrial & logistics market to source industrial build to suit and speculative leases and to work with local brokerage teams on a variety of new buildings that are currently in the planning stage.
Actively engage with the broker community and respond to RFPs and draft leasing proposals that achieve the target financial metrics set forth for each new building to be developed.
Establish and maintain active relationships NGO’s, brokerage firms, banks and investors in the San Jose marketplace.
Prepare financial models, development budgets, investment committee presentations and monthly financial reports.
Coordinate the work of external consultants, including design architects and engineers in addition to internal teams, including construction, accounting and property management.
Participate in on-site OAC meetings with construction managers to lead the diligence, site planning and building design and also manage the consultant and contractor teams to deliver new construction on-time, on-budget and on-quality.
Manage third-party brokers and manage the leasing and management of the industrial portfolio while leading the marketing effort for spec buildings and build-to-suits.
Interface with the investor base for reporting and capital allocation purposes.
EXPERIENCE: Three or more years’ work experience specifically in underwriting and financial analysis. Commercial real estate is a plus, preferably in industrial/logistics. Development experience in alternate asset classes will be considered.
Proficiency with financial analysis; Exposure to construction and leasing is a plus.
Experience with sourcing and securing new investment transactions and strong interpersonal skills are highly desired.
REQUIREMENTS Advanced English is a must University degree in Finance, Economics, Business Administration, Engineering or similar fields MBA in Finance Availability to travel and work outdoors most of the time Excellent Excel and underwriting skills
